This course is a refresher on condominium governance basics and explores selected issues commonly disputed in a condominium setting, including but not limited to assessments, financial obligations of the board and unit owners, non-judicial foreclosures for non-payment of fees, fair housing, assistance animals, disability discrimination, insurance, and alternative dispute resolution. This course seeks to provide an additional avenue through which licensees can refresh their familiarity with condominium governance and commonly disputed issues. This course does NOT cover creation of a condominium property regime, public reports, conversions, sales, resales, or material fact disclosure issues.

The condominium setting have become an increasing source of disputes in the last 5 years over a wide array of issues pitting owners against the association management, and between owners in a condominium project over control of the board of directors and the ability to set house rules and make policy. Certainly, condominium life is not for everyone. Living in close proximity and sharing of spaces, parking, and amenities can present numerous challenges.

Given that over half of the real estate transactions in the state involve property in a condominium property regime or planned community, real estate professionals must have working knowledge of condominium governance to properly advise their clients.
